BROOKFIELD HOMES:

Brookfield Homes ranked within the top twenty five largest homebuilders last year, operates in five local markets areas: San Francisco Bay Area, Southland/Los Angeles, San Diego/Riverside, and Sacramento in California, and the Washington D.C. Area; each with a team of professionals who understand the needs of their consumers and actively participate in the local community.

Brookfield Homes has been building homes in these markets since the mid-1990's as a wholly owned subsidiary of Brookfield Properties Corporation.

As big box retailers are a hot topic in any city and in San Marcos California the Proposition F campaign was politics at its most contentious. This major land use initiative managed by Public Policy Partners (dba The Chase Group) focused on the long term welfare of community members in need of affordable housing and small business owners who have experienced multiple barriers to viable profitability.

We worked individual to individual and business to business to hear concerns and both confirm the vision of the client while including the input of the rest of the community to enhance wide-range support. PPP formed a structured community advocacy group to aid the client, and enhance Brookfield’s success in building a community friendly development.

The opponent spends more money lobbying Congress than other business organizations, according to a new Case Western Reserve University study in the April 1, 2006 issue of the American Journal of Business. Meanwhile, lobbying by small interest groups lagged behind, suggesting a decline in their political influence. However through diligence and concise, cost conscious efforts PPP prevailed.

PPP served as part of a winning team in securing a county wide contract bring convenience, security and the latest in data technology to those who appreciate it most, the taxpayer!

HERZOG:

The diligent efforts of the PPP team the North County Transit District ended its 10-year relationship with Amtrak, the company that has operated and maintained the San Diego-to-Oceanside Coaster rail service since it started in 1995, and turn it over to Herzog.

The transportation district cited the demonstrated effectiveness, experience, and customer service highlighted by PPP.

BEAZER HOMES:

Lack of compatibility was a consistent theme as members of the public and the Fallbrook Community Planning Group (FCPG) commented on the request to subdivide and rezone property owned by Beazer Homes. PPP used developed relationships and strategically placed information to win over a doubtful community and create a development friendly environment with which Beazer could effectively work.

As Beazer Homes states in their outreach materials, they believe it's time to start building to a higher measure. A higher measure of design. A higher measure of construction. A higher measure of home. PPP’s work allowed them to bring these quality projects to a needy community.

THE BLACKSTONE GROUP:

A leading global alternative asset manager and provider of financial advisory services, The Blackstone Group headquartered in New York with offices in Atlanta, Boston, Chicago, Dallas, Los Angeles, San Francisco, London, Paris, Mumbai and Hong Kong, is one of the largest independent alternative asset managers in the world. Its alternative asset management businesses include the management of corporate private equity funds, real estate opportunity funds, funds of hedge funds, mezzanine funds, senior debt funds, proprietary hedge funds and closed-end mutual funds. The Blackstone Group also provides various financial advisory services, including corporate and mergers and acquisitions advisory; restructuring and reorganization advisory and fund placement services.

After their acquisition of The Golden Door Spa and Retreat, founded in 1958, they turned to PPP to ensure their success in protecting the environment surrounding the facility. PPP’s success enables The Golden Door to continue to be one of the nation’s top destinations resorts.

PROPOSITION F:

Big box retailers are a hot topic in any city and in San Marcos California the Proposition F campaign was politics at its most contentious. This major land use initiative managed by Public Policy Partners (dba The Chase Group) focused on the long term welfare of community members in need of affordable housing and small business owners who have experienced multiple barriers to viable profitability.

Small business members saw Proposition F, by which voters would either approve or reject a big box retailer in San Marcos, as a mean of neighborhood degradation. PPP secured funding from organized labor, as well as additional sources.

PPP conducted an in depth business and environmental assessment to identify the barriers as well as how the introduction of a 'big box' retailer would add to same. Our job through this campaign was to reduce or resolve these barriers via the blockage of this large scale box retailer with a history of entering a community and virtually ending all other businesses ventures using questionable means.

PROPOSITION MM:

In the late 1990s, San Diego City Schools undertook the largest public review of school facilities in the district's history. Parents, teachers, principals, neighbors and community and business leaders participated in the evaluation process. This major assessment became the basis for the Long Range Facilities Master Plan. The assessment revealed that our neighborhood schools were desperately in need of billions in repairs, renovations and replacement. Roofs were leaking. Pipes were bursting. Wood was rotting. Electrical systems were failing. Heating and ventilation systems needed replacing. Foundations and pavements were cracking. Classrooms lacked the necessary electrical outlets to operate today's technology, and schools lacked adequate science labs and libraries. For the past 20 years, all but the most serious repairs had to be deferred due to shortage of money and competing academic priorities. In addition, overcrowding had become a huge problem; enrollment had increased by 20,000 students from 1986 to 1998. Almost every school lacked sufficient classroom space. On July 1, 1998, the Board of Education unanimously voted to place a $1.51 billion bond measure - called Proposition MM - on the November 1998 ballot to fund modernization of 161 existing schools and construction of 12 new and three rebuilt schools. It is the largest active public works program in the County of San Diego, and the second largest in California. Proposition MM continues the existing property tax rate that would have otherwise expired in 2003. The typical homeowner in San Diego pays $95.75 for each $100,000 assessed valuation. On November 3, 1998, 78 percent of San Diego voters approved Proposition MM. Prop. Ballot measure fundraising was managed exclusively by Public Policy Partners (dba The Chase Group) and was successfully completed in 9 months.

SAN DIEGO AREA CREDIT UNION PAC:

PPP serves as the sole Southern California advocate for the area’s credit unions, communicating their positions in Sacramento and Washing D.C. for over 10 years.

PPP closely monitors relevant legislation and ensures that the voices of these respected institutions are heard nationwide by leaders from the full spectrum of ideologies with regular legislative contact, annual state and national capitol visits, and local support.

POSEIDON RESOURCES:

In efforts to locate and permit the largest desalinization site on the west coast this Carlsbad desalination Project turned to PPP in their efforts to provide San Diego County with a locally-controlled, drought-proof supply of high-quality water that meets or exceeds all state and federal drinking water standards.

PPP has been conducting an extensive public education and outreach program since 2001. A wide variety of local and regional organizations have been contacted and involved with the Project, including elected officials, local government, planning agencies, business and civic groups, area residents, students, environmental organizations and the media.

To date, PPP has engaged many community based organizations and other interested groups in the Project either through informational presentations, pilot plant tours, direct communications or other means of outreach.
